Many mobile car wash owners believe that when they start out, they need a lot of contracts with businesses, buildings, and property managers to get car wash exclusivity. And it would be smart to have several of these contracts drawn up when requested. Most importantly, you will need a copy of your liability insurance policy. Here’s a recurring question that I keep getting from those who want to start their own mobile car wash business; “Do you have a model agreement or contract with office buildings to provide your car wash service there?”

The answer to this question is yes, all the large mobile car wash companies have many different types of agreements, but not necessarily with office buildings. If you are looking to repair large parking structures, you will often make the deal with the parking service, not the building, although you should also keep the building’s maintenance and security staff happy.

Generally, a parking service company has the right to manage the parking lot and is in charge and you would be under their control. Therefore, in a large office building you will find this most of the time. In the case of large office complexes, you are most likely dealing with the property management company and need their permission, so you will need to meet with them, show them your insurance, and maybe do a couple of sample washes. Don’t be surprised if someone is already repairing the building on a weekly basis, as mobile car washing is a highly competitive business. If you stay in touch, you can eventually get the bill if current mobile washing machines break down, go off to college, or have employee issues as they spread out because they bite off more than they could chew.
